Job Description
David Weekley Homes is seeking a Land Acquisition Associate to join our Indianapolis Land Team.
The Land Acquisition Associate is a junior-level role that will assist the Land Team with a focus on identifying, pursuing, and acquiring raw land and developed lot opportunities in support of the Division’s and organization’s strategic business plan. This person will have an opportunity to hone their skills working alongside an experienced operations team while taking on increasing responsibility.
Job Responsibilities Include:
MARKET RESEARCH & ANALYSIS
Assists the Land Acquisition Manager, Land team, Area and Division Presidents in the identification, evaluation and development of new residential communities.
Participate in market research, site selection, due diligence review, underwriting, and approvals for proposed new land acquisitions for the development of residential homes
Make recommendations to management regarding which land opportunities to pursue
Collaborate with the corporate Land department, Area President, Division Presidents, and Project Managers to communicate business terms of land deals and competitive opportunities.
Conducts market research and financial analysis. Assist in budget preparation
Create evaluations, and proforma analysis, of how the land opportunity “fits” with our strategy
Coordinate with corporate Land & Legal team to review and finalize contracts
Update customer retention software for property owners and brokers in targeted submarkets
SITE VISITS & ACQUISITION
Physically visit each newly presented opportunity and evaluate how this opportunity fits with DWH business plan
Work with local engineers in evaluating site plans and development considerations.
Manage land and lot pursuits, Letter of Intent (LOI) submittals, and negotiations with prospective sellers.
Interact with, manage and oversee the efforts of outside parties (engineers, landowners, real estate brokers, developers, attorneys, contractors, architects, homebuilders, planners, contractors, city representatives, and joint venture partners) as needed
ONGOING ENGAGEMENT
Network with Developers, Brokers, Homebuilders, Engineers, and other resources for new land and lot option opportunities.
Maintain a high level of visibility in the home building business, actively participating in the community, civic and business organizations pertinent to the industry
Who We’re Looking For:
Experience and Education:
Minimum Bachelor's degree required
Experience utilizing Geographic Information System (GIS) based platforms, Zonda, John Burns MLS, and local government online resources to conduct market research and analysis. Or ability to easily learn new software to utilize in this role successfully and efficiently.
Proficiency in Microsoft Excel and Word
Knowledge, Skills & Abilities
Familiarity with the greater Indianapolis region, including suburban and rural areas
Ability to drive throughout the greater Indianapolis area to evaluate and oversee land opportunities
Ability to communicate effectively, in writing and verbally, with internal and external stakeholders, across all levels and backgrounds.
Ability to confidently persuade others and to think creatively to resolve objections
Strong technical and analytical skills, with financial, market, and economic impact considerations.
Attention to detail and managing competing priorities
